I have some land outside of Hua Hin about 45 minutes. It is in a quiet area 100 meters from the beach and am considering building a rental house. A small house would cost about a million to build and furnish. What kind of rent do you think I could get in return? 40 thousand a month or more?
A more deluxe home with a swimming pool would cost about 3 million to build not including land cost. Could I receive 80 or 90 thousand a month? I would need at least that much to make it worth the effort. Would there be anyone interested in this type of rental? |

Well, I don't want to put prices down...BUT...on the other side, you can rent already some houses with swimming pool, include furniture (not Thai-style) for 25,000 Baht/month (near city-center).
A friend of mine has done it already...and he feels satisfied!

Do you need "at least" 480 000 Baht in yearly return on an investment of 1 Million Baht to make it worth the effort?
That's 48 %!
I reckon you will be disappointed. |

| I was referring to the construction price. There is also the small matter of purchasing the land. The land costs are much more than the costs of building. if you can find me a new furnished home for 25,000 baht that is not a town house or next to a music school, please post the phone number! |

You said in your original post that you already had the land and were considering making the effort of building a rental house.
And you obviously need a huge return of investment to think the effort would be worthwhile.
That's why I think you're in for disappointment. But on the other hand I'm sure the land, if it is as good as your indicated rental level suggests, will increase in value with or without the house.
To build a cheap, small house on an exclusive piece of land like that, would not be the best thing, I believe. |

Think buksida is right.
45 min out of town will bring you south of Pranburi or close to Phetburi in the North. If south of Pranburi you can't expect more than buksida indicates.
In Phetburi you might be able to get a little bit more for your small house.
5 min from Hua Hin you can rent a house for 15.000 Bt. _________________ I intend to live forever -- so far, so good. |

| Hogus, sorry which pool shop? The only one I know is about 6 kilometres out of town and the houses behind it are 60,000 amonth. |

I rent a lovely detached bungalow on 1/4 of a rai. 3 x beds and 3 x baths. No private pool but it has a communal one. It is on Dusit 7 about 2km's from town and it sets me back 12,000 a month. _________________ Why drink and drive when you can smoke and fly!
