Hi,

Its been a while since I posted last, but when not actually in LOS or HH, I tend not to check the board much......

How is the property market today ?
A lot of houses for sale ? have prices dropped ? by how much ?
What is the future ?

Is it time to invest, or wait a bit more ?

A lot of empty rentals ? have prices dropped ? what are the typical prices today for a nice stand alone house with carport, pool and 2-3 bedrooms, furnished and with A/C ?

I'd say its more that most people are fed up with the same few characters polluting every property thread which ends up getting locked!

From my limited experiences here I'd say the market is pretty much dead, everything is for sale, but the prices are still high so probably not the best time to invest. I'd wait for a firesale if such things ever occur in Hua Hin.

The wife's family have looked at over 12 "fire sales" in HH over the last month or so and most, if not all of them were rubbish, badly built and still over priced for a fire sale property.

Even many land plots were way overpriced, when location is taken into account.

BB, buksida and Jimmy G are correct however from my casual observations there appear to be lots for sale. Best to deal with private sellers as first option and preferably foreigners as Thais seem to think that even in a recession with not much movement they can actually increase the price to offset "losses" made and their perception that you have a pot of gold that you find too heavy to hold.
Hard to comment on price as don't know your likes however 10 km's out of town 2-3.5 M Bht should be an average price. Noted in Pranburi new 2 b/room development for Thais at 1.25 M Bht.

Whilst you can get a home 10km from town for that price i feel your "average price" lacking in parameters .10km from town includes Palm Hills,black mountain,banyan,the address,my own place and a number of other developments where you could not even buy the materials,let alone land,labour,infrastruture for that money .I concur completely that the locals are doing their usual idiot show .A lady called us the other day asking us to sell her land near springfield for 2.5m per rai .I know the land and it is moving for 180-220k per rai .1000% markup .I know of land on the course itself for 2.75m per rai .Which is way better than the 4.8m the course is charging so needless to say I am not interested

How can a person get a real feel for how much their home is worth? Is it possible to get a valuation report in HH. I don’t mean by a real-estate agent but by a certified company.

i dont believe theres a company that does that but there are a few ways to find out yourself.

firstly, look around at other places for sale in your area. then, i would look at house for sale which are similar in size,style etc.

most of that can be found on the internet or in magazines/papers.

then i would calculate what i paid for it and spent on it, add/subtract percentage for increase/decrease in value.

thats a start, would also need to factor in desire to sell and desire to buy.

course, i use the roof colour method.

Looked at homes on the internet for comparisons. Didn’t seem to any mention if the land was lease or freehold.

take everything as being freehold if you are in the position to own it freehold.
if not, its leasehold, price will rarely be different. Confused

I would not be in a hurry to invest anywhere here at the moment, if invest is the right word, "spend" might be more applicable.

Am I understanding correctly. 30-year lease properties are selling for the same price as freehold???

Yes, from developers I know, can't speak for them all. It won't be a 30 year lease, it'll be as long as you want it to be (under normal circumstances, ie: landowner does not pass away suddenely) not because of the 30+30+30 contract, but because of the principles of 'business'.
