Hi all,
I work as a realtor here, luckily we have over 200 projects through out Thailand and we have a listed public stock too, so we have no problems explaining to our clients that their hard earned money is safe with us. Unfortunately most of the developers here are first timers or have never developed projects in Thailand and think that its all going to be a walk in the park. Some of the agents here know this, and still sell units to there clients anyway!
I am not going to mention my company because I don't need to blow my own trumpet, but I am confident that we are the biggest and best developer in Thailand and have been for the past 8 years at least.
Here is the problem very basically, a client buying PRESALE from a no-name developer has no solid evidence that the construction of the project will be finished or in some cases even started. You should be given an official receipt from the developer and if this is not given then walk away.
Another problem here is, leasehold from a no-name developer, let's say you lease for 30+30 years from the developer who is in turn leasing the land from a third party let's imagine he is a 'minister' for a 30+30 lease term. Then 20 years later the minister passes away and his son decides to turn the land into a fishing lake, you do not have the option to extend the lease for another thirty years. The developers will sometimes be renting the land your house is on under the same agreements that you are under leasehold. Check the land is in the name of the developer and that the developer is a reputable one.
The best thing to do is look for a well established developer with a strong portfolio of developments in THAILAND. If possible go an have a look at some there other projects, the older the better, so you can get an idea of how they maintain them.
I am not saying that all the small developers are not worth the money, you just need to ask yourself are they worth the risk? A good developer here will have a transparent portfolio for you to view and documentation to validate there claims.
I understand that the forum does not want to discredit the company is question but if he posted a compliment that would have been allowed, surely it makes sense to allow the man to express his opinion?
